The rental market in South London is one which is very competitive and here at Jacksons we continue to see buoyant business in this sector.

It is well documented just how popular our area continues to be and with word of mouth uttering only positive aspects, it can only become even more favoured amongst those who seek to rent. And in turn, of course, this augurs well for those who have properties which they offer to let. If demand is good, then the returns should match that popularity.

This optimistic mood at our offices and amongst our clients comes as a report suggests rental price rises in the capital could actually be showing early signs of cooling, with new figures claiming annual hikes have dropped from 11 per cent across London last year to 1.6 per cent. And the report goes on to say renters should still be careful where they look because costs in some areas are rising at nearly four times the London average, but actually falling in others. That said, once it is accepted that the rental market retains a keenness in terms of prices, the next step for anyone looking to rent in south London is location (isn’t it always?).

Well, the good news is that we are lucky enough to be spoiled for choice in terms of wonderful places to live here. But we are acutely aware that your budget demands that a marrying up of the best property, in the right place and at the right price, is crucial. In fairness, Balham, Battersea and Clapham are super trendy places to live at the moment and this can be reflected in both demand and rental costs.

It’s not difficult to see why a lot of folk want to go about their daily grind in and around our superb areas because once their toil for the day is complete they can take full advantage of the buzzing atmosphere, wide open space and great amenities dotted throughout.

It’s not too far off the mark to suggest that there is very much a village ambience to be had in the likes of Balham and Clapham. With fantastic schools, great transport links and every conceivable themed bar, restaurant and cafe imaginable, you already know that the cost of renting here is only going one way, despite 'surveys' and 'latest figures’. And few places bustle quite like Battersea, boasting top-notch restaurants, bars and cafes as well as other attractions such as Battersea park with its zoo, the Battersea Arts Centre and the Pump House Gallery, plus so much more.

Wandsworth, too, continues to flourish and we see no letup in demand to rent in this burgeoning area. It seems everyone wants to be a part of this new generation of people who call south London home and we are happy for that to be the case.

Perhaps you can enjoy all the many positives of these areas but avoid paying through the nose for what is undoubtedly a privilege? Remember, there is little point over-extending your finances in an unrealistic position when you can take a more balanced, and a more circumspect approach.

Consider places on the up and on the doorstep of those locations we've already spoken about. Think about areas such as Earlsfield, Tooting Bec and Tooting Broadway. Check out Streatham and Streatham Hill, too. It may well be worth your while pursuing renting options in and around Tulse Hill as well.
