‘With the summer out of the way and the stamp duty holiday a distant memory, it is in the forefront of buyers and sellers' minds to now complete a move before Christmas,’ says Helen Cerpnjak at Jacksons. ‘We are back to a traditional market where many are moving to upsize or relocate, whether it be locally or further afield. For over 10 years Balham has continued to grow in popularity, this has only been helped by an overhaul of the high street with boutique shops, cafes and eateries. Previously unused sites have been developed into high end apartments and houses which only aids Balhams growth. Typically most of our buyers are young professionals and first time buyers who want an array of amenities as well as excellent transport links. Families tend to move to the Hyde Farm area of Balham as the impressive local schools are a huge draw. We always advise our sellers to make sure their home is looking as fresh and tidy as possible as first impressions matter. It's been noticed over the last year that buyers will pay a premium on properties with little or no work that needs doing. If a property is vacant we would always suggest dressing it so buyers can visualise it as the perfect home. On the other hand, we are advising buyers to be ready with finances in place and solicitors instructed as there is so much demand for property, it is likely there will be more than one interested party. We anticipate to end 2021 on a high, for example we are already seeing great instruction numbers and with demand from buyers remaining high, we don’t doubt having a fantastic end to the year.’

‘We’re currently experiencing a buoyant market,’ says Hannah White at Jacksons. ‘As we head into autumn, lots of tenants are in a rush to find a property before the weather turns, as a result of this we are receiving multiple offers on all our properties, there has never been a better time to be a landlord. Over the years Wandsworth has undergone a regeneration such as The Ram Quarter and the pedestrianisation of Old York Road, it now attracts a mixture of tenants. With such good transport links, schools and open green spaces, there is something for everyone. We are advising our landlords to look after their properties as they are more likely to secure tenants who will want to stay for years. Our advice for tenants is to secure a property on a long term tenancy as soon as you find something you love as the cost of living in London continues to rise. Houses and apartments in The Tonsleys are always highly sought after, it’s a quiet residential area with pretty period properties. We expect demand to continue through to the end of the year while other agents slow in December, we are exceedingly busy getting ready for the year ahead.’
