Balham
This south London neighbourhood sits in the middle of three commons. It is a residential area that blends classic and modern architecture with charming Victorian and Edwardian houses alongside mansion flats and period conversion. Balham has a peaceful feel; it's filled with character and a village-like atmosphere. It has a strong sense of community, great transport links and outstanding schools, which is why it is favoured by families. A huge part of its appeal is all the surrounding parks and green spaces. Tooting Common offers great outdoor space for all ages. It is perfect for dog walks, picnics and activities. Take advantage of Tooting Bec Lido, the UK’s largest freshwater pool, measuring 91m and open all year round. If you prefer to stay dry, there are tennis courts, an athletics track and a gym.
The area is packed with independent bakeries, cafés and great neighbourhood pubs, especially around the high street near the station. It's buzzy, but in a relaxed way.

Balham has excellent transport links, ideal for commuters. The Northern Line tube provides direct access to the City and the West End. Balham National Rail station also offers further connections across London and beyond.
Clapham
Clapham is one of south London’s most popular and vibrant neighbourhoods, known for its lively social scene and green spaces. It has a buzzing atmosphere attracting both young professionals and families. There is a variety of property styles, ranging from elegant Georgian and Victorian terraces to modern new builds, offering a broad selection of homes for all styles and preferences.
Clapham Common is very popular with locals and nearby residents. It is perfect for leisurely walks around the ponds or meeting up with friends and family. There's a range of sports activities such as tennis courts, football pitches and a skate park. Take part in the weekly 5k community parkrun and during the warmer months, enjoy the free summer concerts at the Bandstand.
Beyond the many activities, Clapham also has a broad food scene. Old Town and Clapham High Street is filled with cafés, restaurants and boutiques.
