As a result of the constant demand over the past year the conveyancing process is still proving time consuming so we are recommending sellers instruct a solicitor as soon as possible. We are advising buyers to make sure they are in the strongest possible position when making an offer by speaking to a mortgage advisor, obtaining an agreement in principle and instructing a solicitor. These things will help you stand out when competing with other interested parties and particularly if a property receives multiple offers. With mortgage lenders bringing out competitive rates and products on a weekly basis, it’s a fantastic time to buy. The stamp duty holiday provided a beneficial boost to the property market. We saw a flurry of one and two bedroom apartments coming to the market, with the sellers of these properties keen to upsize locally to larger family houses. Despite the end of the stamp duty holiday fast approaching, the market is still going from strength to strength. Many buyers are viewing the stamp duty holiday as a bonus, but are still incredibly motivated to move whether it's June, July or later in the year.’

‘It's a very exciting market at the moment. We've remained busy throughout the pandemic and are starting to see the relocation market pick back up and prices return to pre-pandemic levels,’ says Carlene Phillips at Jacksons. ‘The team are out all day every day meeting new applicants, and we're constantly being called in to properties to discuss moves for later in the year, so we’re confident this will continue throughout the summer. Balham has always been a popular location for tenants due to the good connections into London from the tube and overground. Setting up the property ready for marketing is extremely important, make sure it’s not too cluttered and listen to the feedback from your agent.
